Sector: Office Space
South India has grown far beyond being an outsourcing destination.
Today, it is home to some of the world's largest Global Capability Centers (GCCs), driving innovation in artificial intelligence, cloud computing, semiconductor design, engineering, life sciences, and financial services.
The numbers tell the story:
• Bengaluru continues to lead India's office market, with GCCs accounting for nearly 70% of Q1 2026 leasing activity, reinforcing its position as the country's technology and innovation capital.
• Hyderabad remains one of the fastest-growing GCC destinations, attracting a significant share of new global capability center investments in 2025–26 while maintaining strong demand for Grade A office campuses.
• Chennai has emerged as one of India's strongest commercial office markets, with office vacancy falling below 10% as GCC demand continues to outpace new supply.
Across India, Q2 2026 recorded a historic 24.6 million sq. ft. of office leasing, while H1 2026 reached a record 45.5 million sq. ft. GCCs contributed 43% of total leasing, and flexible workspace operators became the largest occupier segment.
What can we expect over the next few quarters?
• Continued expansion of GCCs across Bengaluru, Hyderabad, and Chennai.
• Higher demand for integrated business parks and sustainable Grade A campuses.
• Strong growth in enterprise-managed and flexible workspaces.
• Increasing momentum in Tier-2 cities such as Coimbatore, driven by manufacturing-linked GCCs and cost advantages.
The next decade of India's office growth will not be defined merely by demand for space, it will be driven by demand for high-performance workplaces that enable innovation, talent, and long-term business growth.
